We publish indicative price bands, because it is the first thing you need to know. The final price comes after the survey, and always itemised.

Prices are shown excluding VAT, per square metre of floor area, and cover labour and standard materials. For apartment buildings the VAT rate may differ — we always state it in the quote.
What is always included

What most often pushes the price up
Condition of the services
Aluminium wiring, lead or corroded water pipes and cast iron waste have to be replaced whole, not in sections.
Layout changes
Moving a kitchen or bathroom means new water and waste runs, and often work on the floor build-up too.
Buildings in the conservation area
Restoring original windows and doors, heritage consent and restricted site access add to both the schedule and the budget.
Choice of materials
Large-format tiles, veneered doors, a bespoke kitchen or underfloor heating move the price into a higher band.
Site access
A building without a lift, a narrow staircase or no parking in the centre make delivery and waste removal more expensive.

We come, measure the actual condition and go through what you want. Within a few days you get an itemised budget where you can see every line separately. That is the binding one — the bands above are there so you know whether it is worth talking at all.
