How we work

The most common worry about a renovation is not the money — it is the uncertainty. When will it end, who is answerable, and what will it actually cost. That is why every job follows the same, pre-agreed course.

  1. 01Site visit and survey

    We come and look, measure the actual condition of the property and talk through what you have in mind. Free and without obligation.

  2. 02Proposed solution

    We set out the scope of work, materials and technical approach, and show you options where they genuinely make a difference.

  3. 03Itemised budget

    Every line, every material, every trade listed separately. No lump sums where you cannot see what is inside.

  4. 04Contract

    Fixed price, completion date, schedule and the rules for variations. All in writing before anything is demolished.

  5. 05Work under one lead

    We coordinate every trade and hold the schedule and the quality. You have one phone number, not eight tradesmen.

  6. 06Handover and warranty

    We hand over the work with certificates and documentation, and deal with completion approval where it is required.

An itemised budget, not a lump sum

You get the budget broken down line by line: every trade, every material, every area separately. So you see not just how much, but what for — and what happens to the price if you take something out or change it.

A lump sum “for renovating a flat” looks simple, but it hides two things: you cannot see what is inside it, and you have nothing to hold on to when the scope changes. So we do not use one.

Variations only in writing, and in advance

In older flats there is almost always something behind the plaster — rotten services, an unexpected void, a different floor build-up. That happens, and it is not unusual.

The difference is what happens next. With us there is one rule: variations are only carried out once you have agreed them in writing, with the price and the effect on the schedule. Never as an extra invoice at the end.

Handover, documentation and warranty

At handover we walk through the work together and write a protocol. Defects and outstanding items go into it with a date for putting them right — not a verbal promise.

We hand over test certificates, documents for the materials used, and as-built documentation where it arises. That is worth having later, whenever anything is changed.

Building work requiring a construction licence is carried out through vetted licensed contractors, and design documentation is produced by a chartered designer. Coordination, the schedule and the result remain our responsibility.
